ID: 2021-1791 Department: 92Y Building Operations [3] Job Summary 92Y is looking for a Director of Building Engineering The Director of Building Engineering oversees 92Y’s facility to ensure that the building operates properly, including: building maintenance, the safe and efficient operation and maintenance of all necessary building systems servicing the buildings, repair and upgrades, capital improvements, and compliance with environmental, safety and health policies and procedures.
The Director is responsible for the scheduling, supervision, and management of all Building System mechanics, including ensuring that mechanics are performing in accordance with their job description and expectations.
This is a dynamic hands-on role overseeing round-the-clock operations of an iconic building in New York City, therefore, the Director is expected to be available by cell phone 24 hours per day, 7 days a week in the event of an emergency.
This position reports to the Executive Vice President of Operations Management.
Accountability for the leadership of the day-to-day operations of the building operations and maintenance function.
Direct Building Maintenance and Repairs Develop and implement Best Practices regarding Facility Management and overall Building Maintenance and Repairs Oversee the daily maintenance and operations of all building systems including, but not limited to: Mechanical, Electrical, and Plumbing Systems.
Implement and schedule property and equipment preventative maintenance programs in compliance with local, state and national codes and regulations Responsible for the formulation, monitoring and control budget and expenses pertaining to building operations.
Provide 92Y staff with updates of electrical, water and other service outages and scheduled shutdowns.
Oversee technical aspects of any RFP’s that are required for major capital improvements.
Initiate Standard Operating Procedures to create uniformity among team members for consistency and safety.
Ensure all regulatory local laws are met while inspections and certifications remain current with easily accessible record management in place.
During evacuations, assist emergency response teams in assessing building condition, locating missing operations personnel, shutting off utilities, and delivering an operational status report.
Ensure a safe environment throughout the buildings.
Tracking all facilities-related services to ensure timely responses and providing the highest level of customer service to all internal and external customers.
Responsible for management of all outside trades and contractors working on the premises.
Perform other related duties as requested or assigned.
Experience, Education, & Skills Desired 10 years responsibility at a director level in areas of engineering, maintenance, and construction.
Bachelor’s Degree in Engineering and/or a combination of relevant certifications and director level prior experience Previous senior leadership experience, preferable in a union environment, required.
In-depth and current knowledge of DOB, FDNY and DOH code requirements In-depth and current knowledge of OSHA regulations and reporting.
Proven capability of managing detailed building projects from conception through to delivery and evaluation.
Compelling interpersonal skills with a capacity to build positive partnerships with a wide range of constituents both internal and external.
Demonstrable experience of working on multiple projects simultaneously.
Proficiency in both Microsoft Office and AutoCad required.
