Building and Construction Project Manager

Turner Construction

This is a Full-time position in Anaheim, CA posted May 23, 2022.

Position Description: Supervises the field construction of a project, including its organization, planning, and scheduling, in order to complete the work on time, within budget, and to quality specified.

Reports to: Project Manager or Project Executive

Essential Duties & Responsibilities*:

  • Primary liaison with owners/ architects/ engineers for the day-to-day construction activities of the project.
  • Develop and implement overall project work schedules identifying the critical path including the expediting of scheduled critical materials and equipment for their timely delivery to site.
  • Lead, supervising and developing all Turner field staff, including providing input on or completing performance appraisals.
  • Ensure strict adherence to ethics and compliance requirements at all times.
  • Develop and managing the overall site safety program as required and ensuring subcontractor compliance with Turner standards and all applicable safety codes and regulations.
  • Manage and making decisions related to the performance of work related to scheduling, delivery, logistics, quality control and trade employee staffing levels.
  • Oversee work among all trades to promote and coordinate project operations. Resolving local area problems regarding procedures, precedence, design clarifications, adequate labor and equipment, schedule and all other appropriate matters.
  • Manage labor relations with subcontractors and Turner trade staff.
  • Implement mock-ups and associated testing, review and approval.
  • Ensure all necessary permits and insurance are in place and kept current for the term of the project. Acting as liaison to inspection agencies.
  • Perform in the capacity of Stormwater Compliance Coordinator (SCC) in accordance with Turner’s Stormwater Compliance Program.
  • Manage the billing process as it relates to Work-In-Place (WIP) and overseeing the monthly estimate of work completed, payrolls, material invoices and subcontractor payment applications.
  • Manage the work to ensure that it is installed in compliance with and conforms to the approved contract documents.
  • Perform detailed reviews of construction documents, submittals, and other available data to understand the construction and materials required to successfully complete the work.
  • Identify conflicts, errors, and omissions well in advance of the time that the work must be installed.
  • Perform a daily huddle with trades in the morning to identify constraints and upcoming completion dates.
  • Coordinate and ensure all required inspections are performed in a timely fashion.
  • Lead weekly safety stand downs, perform onsite safety orientation for new workers, review Pre-task Plans (PTPs) and Job Hazardous Analysis prior to subcontractors start work.
  • Always maintain the project site in a clean, neat, and organized manner. Ensure construction entrances and public streets and highways are kept clean.
  • Institute a “Zero Punchlist” culture and environment on site with all trades to ensure minimal or no punch list items from the Owner, Architect, Engineer and Client. Make all trades perform their own punch list – detailed inspection of their work prior to the Superintendent’s detailed punch list.
  • Be point person for all field issues pertaining to projects including material quantity issues, and other-vendor issues.
  • Report onsite issues to the project manager in a timely manner; present and discuss possible solutions quickly to ensure change order approvals.
  • Prepare agendas for weekly job meetings together with Project Manager’s input and lead these meeting. Work hand-in-hand with Project Manager on effectiveness of weekly contractor meetings.

Job Requirements:

Qualifications:

  • 4 plus years of experience focused in working in OCCUPIED spaces for tenant improvements and high end finish buildout projects with project volume of $7 million or greater.
  • MUST have the flexibility to work outside normal work hours: nights and weekends are often a requirement of the job.
  • Proficient in reading and interpreting construction documents.
  • Must be team-oriented and capable of working effectively with design team, clients, project team and field workforce.
  • Must present with a  positive client focused attitude and have excellent written and oral communication skills.
  • Must have the ability to work independently, be self-directed and able to take the initiative in seeking efficiencies of processes

Additional Qualifications: Bachelor’s Degree with a minimum of four years’ related training and at least eight years of building construction experience required, or an equivalent combination of education, training and/or experience.  Thorough knowledge and understanding of the general and subcontract documents, drawings, specifications, construction means, methods and materials, understanding of line and grade and survey methods. Knowledge of construction cost control and basic accounting procedures. Computer skills and a familiarity with Microsoft Office Suite programs. Ability to implement leading-edge technologies such as Building Information Models (BIM) and Lean to benefit the project. Strong management, leadership and interpersonal skills combined with the ability to communicate well both verbally and in writing. Knowledge of accounting and cost control procedures.

Employee must occasionally lift and/or move up to 50 pounds.
